A home inspection is a visual evaluation of the home’s major systems and components. We document what we observe and provide a clear, organized report for your review.

Ensure the inspector has access to all areas of the home, including the attic, crawlspace, electrical panel, and mechanical equipment. Unlock gates and remove any items blocking key systems.

No. A home inspection is not a pass/fail assessment. It simply provides information about the home’s current condition.

No. To remain objective, inspectors do not perform repairs on homes they evaluate.

Inspections and appraisals serve different purposes. An inspection evaluates condition; an appraisal evaluates value.

Most inspections take 3–4 hours, depending on the size, age and layout of the home.

You’re welcome to attend, but it’s not required. Many clients choose to join for the walkthrough at the end.

Reports are typically delivered the same day or within 24 hours, depending on the inspection time.

The inspection covers the home’s major systems and components, including structure, roofing, electrical, plumbing, heating and cooling, and built‑in appliances.

Inspections are visual and non‑invasive. We do not move furniture, open walls, perform destructive testing, or evaluate items outside the Standards of Practice.
